
Multifamily building in Brooklyn with $604,000 minimum bid
An estate auction of a Brooklyn multifamily building, five apartments and 17 single-family houses will be conducted Dec. 13 starting at 11 a.m., according to an announcement by Queens Public Administrator Lois Rosenblatt.
Minimum prices range from $78,000 for a one-bedroom co-op in Jackson Heights to $$604,000 for an apartment building in the Bedford-Stuyvesant neighborhood of Brooklyn.
Four of the properties are on the block for the second time, and three that had been withdrawn from September’s sale prior to the event have been listed again.
As for the returning apartments, each had received a winning bid, and I can only speculate why they are back. Two of the possibilities are the co-op boards rejected the applicants as shareholders (whose deposits are refunded in that case) or the buyers were unable or unwilling to close within the specified time.
The Gandhi unit (details below) went for $205,000, $55,000 over the minimum; the Garfinkle apartment sold for $190,000, $70,000 over; the Genova apartment reached $106,000, $8,000 over; and the Koenig property went down at $130,000, $47,000 over the minimum.
Withdrawn from September’s auction were the estates of Matthews, Stewart and Taft.

Single-family home in Middle Village with minimum bid of $413,000
As usual, you need a certified check payable to you equal to 10 percent of the upset (minimum) price in order to bid. Also, you must offer bids in person.
These are all-cash transactions that must be settled within 30 days. All other terms and conditions are on the Web site as well.
The houses may be inspected Dec. 10 and 11 between 10 a.m. and 1 p.m. As for the the co-ops, you must make an appointment to see them within the same time periods.
The sale is to take place in Room 62 of 88-11 Sutphin Blvd. in Jamaica, according to the administrator’s office.
Stay tuned for the results and, next year, public administrator auctions in Brooklyn and Manhattan as well. The next Manhattan sale is scheduled for this Dec. 8.
