Sellers, most buyers are just as smart as you

If you are putting your home on the market, chances are it has been a while since you have been a buyer.

In that event, you may well benefit from being reminded of tips that buyers would give you if asked. We can thank Trulia columnist Tara-Nicholle Nelson for gathering insights from her long experience on the search side of residential real estate.

Her post on the BusinessInsider site offers five observations (quoted verbatim) worth considering:

  • You should see what your home looks like online;
  • If your home is seriously overpriced, I’ll wait for the price to come down before even come to see it;
  • There are a whole lot of fish in the sea — I only have to find one;
  • If I nitpick your house, that probably means I like it;
  • When it comes to staging, the bar is high.  Really high.

The implication of four of the points is that there is plenty of competition out there, even in sizzling markets.

That means sellers seeking a quick sale at a fair price must present their home to its best advantage — with flattering photos online, well-phrased property descriptions, evidence of proud ownership and attractive staging.

Regarding the fifth point, nitpicking, buyers comments can, indeed, mean they are trying to visualize themselves making improvements when they live there.

Or, it certainly could mean that they are turned off by condition, design choices or renovation challenges too overwhelming to undertake.

Either way, sellers, see the other four points.
