
85-10 Park Lane South, Woodhaven
The estate auction of ultimately 14 properties on Tuesday produced $5.83 million in winning bids, according to Queens Public Administrator Lois Rosenblatt.
The total was 40 percent higher than the collective $3.772 million minimum.
Although Rosenblatt’s office has told me that the public administrator typically sets minimum bids at 25 percent above appraised values, some of the properties obviously went for considerably more.
The results seem to suggest a trend of rising interest in Queens residences that was detectable in Rosenblatt’s previous event.
A Corona house that was owned by one George Williams actually was hammered down for more than twice its upset price — $658,000 versus $314,000. The photo below seems to indicate commercial potential; the building is subject to tenancy.
Minimum prices range from $83,000 for a one-bedroom co-op in Jackson Heights to $724,000 for a two-story house in Forest Hills.
At 77-27 Kew Forest Lane, that house is a structure sold “subject to tenancy.” Its owner was one Stephen Nedeicu, and the winning bid reached $830,000.
One of the apartments on the block was a 499-sf Manhattan studio at 101 W. 12th St., which had an upset price of $330,000. It went for $385,000.
A surprising number of houses and apartments — 10 of them — were withdrawn prior to the sale without explanation, as is standard.

The public administrator’s final estate auction in Queens this year is planned for Dec. 13.
Another estate auction is to be conducted for 10 Manhattan properties on Sept. 27, and I plan to cover that one in person and report the results on Twitter and this blog.
And if foreclosure auctions are your thing, a commercial firm will put on the block five properties in New York City and 40 more in the suburbs as well as in areas as far away as Hartford, Conn. on Sept. 25
